How it works.
VA loans are guaranteed by the Department of Veterans Affairs. Eligible borrowers can buy with $0 down and pay no monthly mortgage insurance. There is a one-time VA funding fee, which can be financed into the loan and is waived for those receiving VA disability compensation. The VA does not set a minimum credit score (individual lenders may). You'll need a Certificate of Eligibility (COE), and the home must meet the VA's property requirements with a VA appraisal.
