Getting Started

  • What happens on a free consultation?

    It's a free 15 to 30 minute conversation about your goals, your budget, and your best loan options, and you leave with a clear next step. No credit pull to start, and no pressure to do anything after.

  • How early should I talk to a lender?

    Earlier than you think. Even 6 to 12 months out, a quick call can tell you exactly what to fix (or not) so you're ready to move the moment the right home appears.

  • Do I need a real estate agent before I call?

    Nope. Plenty of buyers start with me to get their numbers straight, and I'm happy to connect you with strong agents in your area when you're ready.

Credit & Qualifying

  • What credit score do I need to buy a home?

    It depends on the program, and some go lower than most people expect. On the call I'll tell you honestly where you stand and, if needed, a simple plan to improve it.

  • Pre-qualified vs. pre-approved?

    Pre-qualified is a quick estimate based on what you tell me. Pre-approved means I've actually reviewed your credit, income, and assets. It's stronger, and it's what makes sellers take your offer seriously. I'll get you there the right way.

  • Will checking my credit hurt my score?

    A mortgage credit pull has a small, temporary effect, and multiple mortgage inquiries in a short window count as one. It's a normal, worthwhile step, and we don't have to do it on day one.

Down Payment & Costs

  • How much do I really need for a down payment?

    Less than most people think. VA and USDA loans can go as low as 0% down for qualifying buyers, FHA is often around 3.5%, and conventional loans start as low as 3% down for first-time buyers. We'll match the right program to your situation on a free Mortgage Strategy Session.

  • What are closing costs, and can they be covered?

    Closing costs are the lender, third-party, and prepaid items due at closing. Depending on the program and market, some or all can be offset by seller concessions or lender credits. We'll walk through the actual numbers before you write your offer.

  • Do I have to pay for mortgage insurance forever?

    Not necessarily. On many conventional loans, mortgage insurance can be removed once you reach a certain equity position. FHA and other government programs work differently, and I'll walk you through it.

Process & Timeline

  • How long does the mortgage process usually take?

    From accepted offer to closing table, many purchase loans close in roughly 3 to 5 weeks, though timelines vary by program, property, and how quickly documents come in. Every situation is different.

  • What documents will I need?

    Typically a government ID, recent pay stubs, W-2s or tax returns, and asset statements. Self-employed borrowers may need business returns or bank statements. I'll send a clear checklist upfront.

  • What happens after I'm under contract?

    We move into processing and underwriting, order the appraisal, satisfy any conditions, get 'clear to close,' schedule the closing, and hand you the keys. I stay in touch with you and your agent through every step.

Self-Employed & Investors

  • I'm self-employed. Can I still qualify?

    Yes. Beyond standard programs, we have bank-statement, P&L, and 1099 options built for self-employed borrowers whose tax returns don't reflect their true income.

  • Do you finance investment properties?

    Yes, including DSCR loans (qualifying on the property's cash flow), BRRRR-style financing, and fix-and-flip options for investors building or scaling a portfolio.

  • Can I use rental income to qualify?

    In many cases, yes. Depending on the program, we can use existing lease income, market rent from an appraisal, or the property's projected cash flow to help you qualify.

  • What's the difference between a mortgage broker and a bank?

    A bank can only offer you its own loan programs. As a mortgage broker, I shop your file across many lenders to find the right fit for your situation. Through NEXA Mortgage, I have access to more than 300 lenders, which means more program options, more flexibility on tricky files, and often more competitive pricing. You still get one point of contact (me), one application, and one closing.

  • Where are you licensed?

    I'm licensed in North Carolina, South Carolina, and Georgia through NEXA Mortgage, LLC.

  • How do you communicate during the loan?

    Proactively. I stay in touch with you and your real estate agent from application through closing so nothing stalls. If you have a question, you get a real answer, not silence.

  • Is there any cost to talk with you?

    No. The Mortgage Strategy Session is free, and there is no cost to see your options. You are never under any obligation to move forward.
