Refinance Options in NC, SC & GA
A refinance replaces your current mortgage with a new one, ideally to hit a specific goal. The only question that matters is whether the math actually works for you.
How it works.
There are three common types. A rate-and-term refinance changes your rate or term (for example, lowering your payment or shortening to pay off faster). A cash-out refinance taps your home equity for a specific purpose, like consolidating debt or funding a renovation. Streamline refinances (FHA Streamline, VA IRRRL) let eligible borrowers refinance an existing government loan with less documentation. The right move depends on your current loan, your equity, and how long you'll stay, and I'll show you the break-even before you commit.
Who it's best for.
Homeowners with a clear goal: a lower payment, a shorter term, cash for a project, or debt consolidation.
What you'll typically need.
- Your current mortgage statement
- Income docs
- A sense of your goal
Common questions.
How do I know if refinancing is worth it?
We compare your costs to your monthly savings to find the break-even point. If you'd move before then, it usually isn't worth it.
Can I take cash out?
Yes, a cash-out refinance lets you borrow against your equity, within program limits. We'll look at whether it makes sense for your goal.
