USDA Loans in Summerville, SC

Summerville is home base for me, and USDA is the question I get most from buyers looking at the edges of town. The honest answer is that it depends on the street. USDA's map is drawn by its own rules, not by how rural a place feels, and the boundary runs through the Summerville area. Where it does apply, $0 down on a home near Summerville's median is a real advantage.

Quick answer

Can I get a USDA loan in Summerville, SC?

Possibly, depending on the exact address. Most of central Summerville falls outside USDA's eligible area, but parts of the surrounding area may qualify, especially toward Ridgeville and upper Dorchester County. Household income must be at or under 115% of the area median, so I check both the address and your income before you tour.

The local picture

What is different about USDA in Summerville.

What USDA's map showed around Summerville (September 2026)

I ran point checks on USDA's property eligibility site in September 2026. The town-center locations for Ridgeville, Dorchester, Harleyville, St. George, and Reevesville in upper Dorchester County came back eligible, as did Moncks Corner in Berkeley County and a point on Cane Bay Boulevard. Downtown Summerville, Nexton Parkway, Wescott Boulevard, Sangaree, and Ladson came back ineligible.

The boundary runs through neighborhoods, not around them. Near Jedburg, one point came back eligible while another on Jedburg Road did not. USDA also updates its maps periodically. Treat these results as a starting point, and send me the exact address before you build a budget around $0 down.

Income is the rule that surprises people

USDA's income limit is 115% of the area median and depends on the county and household size. For eligibility, USDA counts the income of every adult in the household, even someone who is not on the loan. Allowable deductions, such as for dependent children or childcare, can bring counted income down.

A two-income household in a newer Summerville-area subdivision can land over the limit even when the address qualifies. I run your household through USDA's income calculator at the same time I check the address, so you know both answers before you tour.

Summerville's three-county footprint

The Town of Summerville reaches into Dorchester, Berkeley, and Charleston counties. USDA eligibility is decided by the address, not the county, but the county still sets your tax rate and the assessor you file with for the 4% legal residence ratio. Carnes Crossroads and other communities on the Berkeley side follow Berkeley County's tax picture.

If USDA does not fit, all three counties share the same $690,000 FHA limit for 2026, so FHA with 3.5% down (about $12,880 on the median) works anywhere in the area. Eligible military buyers should compare VA as well.

Well, septic, and closing timelines

Homes toward Ridgeville and upper Dorchester County are more likely to be on a well or septic system. Depending on the lender and appraiser, that can mean a water test or septic inspection, which should be built into your due diligence period.

USDA adds a final agency review after the lender approves the loan. It is a known step, not a problem, but your contract timeline should allow for it. I set closing dates with that review in mind.

Assistance that stacks

Help that can pair with USDA in Summerville

USDA is already $0 down, so assistance near Summerville usually goes toward closing costs and prepaid items. Two SC Housing programs can pair with a USDA loan through participating lenders, and the seller can contribute too.

  • Chenoa Fund (FHA down payment assistance)

The Chenoa Fund, from CBC Mortgage Agency, is the down payment assistance I can place, but it pairs only with an FHA 30-year fixed first mortgage, so it applies here only if FHA ends up fitting you better than USDA. It covers 3.5% or 5% of the sales price or appraised value, whichever is less, with no income limits, and its forgivable option is forgiven after three years of on-time payments. In South Carolina, the minimum assistance amount is $5,000. Program terms and availability change with market conditions, so I confirm current terms for your file before you count on it.

  • Palmetto Home Advantage (SC Housing)

0%, 3%, or 4% of the total first mortgage, including a financed USDA guarantee fee, as a 10-year forgivable second mortgage with no payment. It offers USDA options, has no first-time buyer requirement, needs a 640 score, and has a $140,000 borrower income limit. Your household still has to meet USDA's own income limit. It is offered only through participating lenders, so I confirm whether one of my wholesale lenders participates before recommending it.

  • SC Housing Homebuyer program

$10,000 as a 15-year forgivable second mortgage with a $450,000 home price limit. Berkeley and Dorchester are designated targeted counties, with income limits of $141,000 for one or two people and $164,500 for three or more per SC Housing's 2026/2027 limits. First-time buyer rules generally apply, with exceptions in federally targeted areas. It is offered only through participating lenders, so I confirm whether one of my wholesale lenders participates before recommending it.

  • Seller contributions and financed costs

Sellers can contribute toward closing costs on a USDA loan, the upfront guarantee fee can be financed, and if the home appraises above the price, some closing costs can be financed up to the appraised value.

Assistance programs are run by state agencies, local governments, and program sponsors like CBC Mortgage Agency (the Chenoa Fund), and their amounts, limits, and funding can change or pause without notice. State agency programs are offered only through participating lenders, and I confirm participation for your file before recommending one. See the full South Carolina down payment assistance guide .

How I help

How I help Summerville buyers with USDA.

Send me an address, or a few, and I will check USDA's map and your household income before you spend a weekend touring. If an address is right on the line, I tell you that plainly, and we line up FHA or VA as the backup so the search does not stall.

Summerville is home base for me and my office is in North Charleston, so I know how the three counties handle taxes and which due diligence items to plan for on well and septic homes. I stay in touch with your agent and closing attorney through the USDA final review so the closing date holds.

FAQ

USDA Loans in Summerville, answered straight.

  • Is Summerville USDA eligible?

Most of central Summerville is not. In September 2026 checks, downtown Summerville, Nexton Parkway, Wescott Boulevard, Sangaree, and Ladson came back ineligible on USDA's map. Parts of the surrounding area may qualify, so check the exact address.

  • Which areas near Summerville may qualify for USDA?

In September 2026 point checks, Ridgeville, Dorchester, Harleyville, St. George, Reevesville, Moncks Corner, and a point on Cane Bay Boulevard came back eligible. Boundaries run through neighborhoods and maps change, so every address needs its own check.

  • What is the USDA income limit for Summerville-area buyers?

It is 115% of the area median income and depends on the county and household size. USDA counts every adult in the household for eligibility, with deductions for things like dependent children and childcare. I run your numbers on USDA's income calculator.

  • Is USDA better than FHA near Summerville?

When both the address and your income qualify, USDA is $0 down and its 0.35% annual fee is lower than FHA's typical 0.55%. FHA works anywhere in the area up to the $690,000 limit and has no income cap, so it is the usual backup. I price both.

  • Can I use SC Housing assistance with a USDA loan?

Palmetto Home Advantage offers USDA options, and with USDA's $0 down the assistance usually covers closing costs and prepaid items. You still need to meet USDA's income limit as well as SC Housing's. It is offered only through participating lenders, so I confirm whether one of my wholesale lenders participates before recommending it.

  • Does a USDA loan take longer to close?

It adds a USDA final review after the lender approves the loan, so plan for a bit more time than a conventional or FHA loan. I build that into the contract timeline.
