FHA Loans in Atlanta, GA
Atlanta's higher FHA limit means the program reaches almost every price point buyers in the city are shopping, from Midtown condos to South Fulton single-family homes. The real decisions are elsewhere: whether the condo building is approved, how an older intown house will appraise, and which assistance program to use, because the two biggest ones cannot be combined.

What is different about FHA in Atlanta.
A high FHA ceiling for a big metro
At $718,750, Atlanta's FHA limit sits far above the city's estimated $400,000 median. With 3.5% down, FHA covers purchases up to roughly $744,800, so the limit only matters at the top of the market, in parts of Buckhead, Virginia-Highland, and Morningside.
Where FHA comes up most is South Fulton, East Atlanta and Kirkwood, and approved condos in Midtown and West Midtown. FHA also allows two to four unit homes with 3.5% down if you live in one unit, which is worth knowing in east-side pockets where duplexes mix in with bungalows.
Condo approval in Midtown and West Midtown
Much of Midtown and West Midtown is condo or townhome inventory. FHA only works when the project is FHA-approved or the unit qualifies for single-unit approval. HOA dues count in your debt-to-income ratio, and special assessments or rental caps can block FHA entirely.
I check the project before you write an offer. It saves you from losing an inspection period on a building FHA will not finance.
Older intown homes and the FHA appraisal
Grant Park, Cabbagetown, and other historic southeast intown neighborhoods have beautiful older homes that sometimes struggle with FHA's minimum property standards. Roofs, foundations, electrical, and peeling paint can all trigger required repairs before closing. Older homes may need repair scope that affects FHA or VA minimum property standards.
Renovated homes next to unfinished ones can also make comparable sales tricky. I talk through likely appraisal issues with your agent before you commit to a price.
Fulton, DeKalb, and closing taxes
The City of Atlanta crosses into DeKalb County, and both counties share the $718,750 FHA limit for 2026. Tax rates, homestead exemptions, and some local programs depend on the exact address, so I confirm the county on every home.
Georgia's intangible recording tax on your new mortgage is $1.50 per $500 of the loan amount and usually lands on the buyer's side. On a $360,000 loan, that is $1,080. I include it in your cash-to-close estimate from the start.
Help that can pair with FHA in Atlanta
The Chenoa Fund is the down payment assistance I can place on an FHA loan. Georgia Dream and Invest Atlanta are the other programs Atlanta FHA buyers ask about. Both run through participating lenders, and Invest Atlanta says its incentives cannot be combined with Georgia Dream, so the choice between them matters.
-
Chenoa Fund (FHA down payment assistance)
The Chenoa Fund, from CBC Mortgage Agency, is the down payment assistance I can place. It pairs an FHA 30-year fixed first mortgage with a second mortgage for 3.5% or 5% of the sales price or appraised value, whichever is less. The forgivable option has 0% interest and no monthly payment and is forgiven after three years of on-time payments on the FHA loan. The repayable option is a 10-year second mortgage with a monthly payment. There are no income limits and no first-time buyer requirement, but the home must be your primary residence (1 to 2 units), and credit and underwriting requirements apply. Refinancing the FHA loan during the first three years can cancel the forgiveness, so it suits buyers who plan to keep the loan at least that long. Program terms and availability change with market conditions, so I confirm current terms for your file before you count on it.

Georgia Dream (Georgia DCA)
A 0% deferred second mortgage paired with a 30-year fixed FHA, VA, USDA, or conventional first mortgage. Standard assistance is 5% of the price or $10,000, whichever is less, with 6% or $12,500 for PEN (protectors, educators, healthcare workers, active military) and CHOICE households. In the Atlanta metro, DCA lists a $625,000 price limit and household income up to $137,555 for one or two people or $158,188 for three or more. It is repaid when you sell, refinance, or move out. It is offered only through participating lenders, so I confirm whether one of my wholesale lenders participates before recommending it.

Invest Atlanta homebuyer programs
Invest Atlanta, the City of Atlanta's development authority, offers assistance for homes inside city limits through participating lenders, including a program of up to $20,000 and the Atlanta Beltline Mortgage Assistance Program launched in 2026 for homes in the Beltline Tax Allocation District. Income limits, a $1,500 buyer contribution, and homebuyer education apply. It cannot be combined with Georgia Dream or with DeKalb or Fulton County down payment programs.

Assistance programs are run by state agencies, local governments, and program sponsors like CBC Mortgage Agency (the Chenoa Fund), and their amounts, limits, and funding can change or pause without notice. State agency programs are offered only through participating lenders, and I confirm participation for your file before recommending one. See the full Georgia down payment assistance guide .
How I help Atlanta buyers with FHA.
I start by running FHA next to conventional at your target price, because in a market this size your credit and cash decide which one costs less over time. If FHA wins, I check the condo project, talk through appraisal risk on older homes, and compare the Chenoa Fund with Georgia Dream and Invest Atlanta for the specific address, once I confirm which programs a participating lender can offer.
Through NEXA Mortgage I can shop FHA pricing and credit overlays across 300+ lenders, and I stay in touch with your agent and closing attorney so appraisal repairs, the intangible tax, and closing dates are all handled without surprises.
